Real estate crowdfunding in Belgium is a contemporary way of jointly investing in construction and development projects. The model lets several investors pool capital for projects that would individually remain out of reach due to high entry thresholds.
Through specialised digital platforms you can participate in a wide range of projects — from modern residential complexes and commercial buildings to careful renovations of heritage properties and urban regeneration initiatives in Belgian cities. Once a project is successfully delivered and its targets are met, profits are distributed proportionally to all participants.
This approach also gives investors with a smaller budget access to the Belgian property market. Particularly in cities such as Brussels, Antwerp, Ghent and Liège, interest is growing for sustainable construction and urban renewal.
Crowdfunding opens up the real estate market to a broader audience. Investing in property is no longer the exclusive domain of large funds or professional developers — today almost anyone can help bring promising real estate projects to life.

Set up your investor profile in under ten minutes. We run a Belgian KYC and source-of-wealth check in line with FSMA guidance.
Browse the full file for each project: location analysis, developer, permits, term, interest, security and our A-to-D risk grade.
Spread your contribution across multiple files in Flanders, Brussels and Wallonia. Each participation comes with a standardised loan note.
Track the construction phase through monthly reports. At completion, your principal and the agreed interest are paid to your Belgian bank account.
We select projects where urban growth, permitting policy and demonstrable demand reinforce each other. Each region is reviewed by a dedicated due-diligence team.

Urban renewal around the Oude Dokken and Wintercircus: student residences, co-living and cultural plinths within a historic fabric.
Redevelopment of industrial sites at Coronmeuse and Bressoux: affordable family homes and multimodal hubs around Liège-Guillemins.
Our platforms offer full transparency throughout the entire process: you always know what your money is invested in, what stage the project is at and on what terms you participate. We built this platform to make investing in real estate simpler, more modern and more democratic.
Permits, soil reports, energy performance, developer balance sheet and track record are visible upfront — not only after you commit.
Each file receives an A-to-D grade based on location, leverage, pre-sale ratio and the developer's track record.
Site photographs, milestones and — where relevant — an open-source IFC model of the building plan.
Investor funds are held in a segregated account at a Belgian credit institution supervised by the FSMA.
Through real estate crowdfunding you can support projects that help shape Belgian cities while benefiting from their successful delivery. Our mission is to broaden access to the property market and give more people the opportunity to actively participate in the future of real estate in Belgium.
The minimum contribution per project is €100. We recommend spreading your capital across at least ten files in different regions and risk grades.
Average terms run between eighteen and thirty-six months, depending on the construction phase and refinancing strategy. The exact term is stated in the loan note.
Interest from crowdlending is subject to a 30% Belgian withholding tax, except where specific exemptions apply. We provide an annual tax statement.
Any delay is reported immediately. In most cases the term is extended while interest keeps accruing; in rare cases a restructuring protocol is activated with an independent administrator.
Since 2025 we operate a secondary marketplace where participations can be transferred at a discount to other registered investors.
